City centre apartment with great potential!

Good morning everyone, another day has begun and I've got another property for you. On the market with one of our competitors, it's a modern City centre apartment on Euston Rd – Warren Street, within crawling distance of the station... no excuses for being late to work! 2 bedrooms, neutral décor and nearly 1000sq ft.

It looks in nice condition from the photos, although you can never tell 100% until you've physically seen the property.

With an asking price of £895,000 and a realistic rental price of about £650pw, you could be looking at an annual gross yield of 3.7%, which for a central London property, is pretty good. Of course, these figures don't take into account any service charges or ground rent that may be due. Before jumping into any investment, you need to make sure you look at all those little extras to make sure it is worth doing.

If you have any questions about the property market in Fitzrovia, my brains are here to be picked, so feel free to come in to our office on Cleveland Street.

Investment opportunity - Tottenham Court Road

Good morning property hunters, just getting back on the property band wagon to see what's out there that could potentially be a good buy to let option.

This property caught my eye, it's a studio apartment at the top of Tottenham Court Road, near to Tesco. These flats always seem to rent really easily for quite decent rental amounts. I can see these flats achieving around £1600 per month quite easily at the moment. When you compare this to the asking price of £439,995 you could be looking at an annual return of 4.3%. much better than what the banks are offering!

It's not long been on the market with Frank Harris, so I wouldn't wait for too long before getting down there to register your interest. I'm sure that this will attract a lot of people

Fitzrovia 'Eye Candy Property Of The Week'

KFH have a fantastic development/refurbishment opportunity to restore a magnificent Grade II listed Georgian townhouse back to its former glory.

This impressive property is situated on the north side of the square, originally built c.1827-28 and retaining main original features such as the original stone main stairs with steel balustrade and mahogany handrail.

The property is currently being considered by Camden for change of use to residential with planning to reinstate the main house to single residential use or as two residential units;
both applications can be found on Camden's website under planning application numbers: 2013/8205/P and
2013/8207/P.

This type of property in Fitzroy Square, Fitzrovia’s most prestigious area do not come on to the market very often. When they do they are usually snapped up by owners wishing to create a substantial family residence or developers looking to make a healthy return. I love it and I don't think it will be on the market long.

Here is what KFH have to say about the property

'A rare opportunity to acquire a versatile freehold property. Currently registered as B1 offices however planning has been granted for C3 residential. An ideal home or investment'.
